✔ Our home is 100% self-checkin so we require guests to complete a digital rental agreement and check-in form 30 days before arrival to gain access to the home.

✘ Absolutely NO SMOKING inside the house. Fees will apply to violations!
✔ We provide a starter kit of basic supplies. For longer stays, guests will need to replenish these supplies as needed.
✔ We supply a starter pack of coffee grounds and sugars. You are more than welcome to enjoy the Nespresso machine, but we recommend adding some Nespresso pods to your grocery list if you'd like to use it!
✔An additional charge of $25 per unauthorized extra guest, per night, will apply to any guests exceeding the booked occupancy.
✔ We are happy to welcome up to two dogs (50 lbs max each) with a $150 pet fee per dog.
✔ Pool heat is $25 per night (Let us know if you want the pool heated ahead of time) The pool heater works based on the outdoor air temperature. During colder weather or cold snaps, heating performance may be limited, and we’re unable to guarantee the pool will reach a specific temperature, such as 85°F.
✔ We’ll provide a starter bundle of firewood to get your fire going. After that, you’re welcome to bring or purchase more to keep the cozy vibes going all night.
✔ We have a front door camera to monitor guest’s arrival.
A signed Rental Agreement is required for all reservations. This agreement outlines the house rules, occupancy guidelines, and important policies for your stay. If you have any questions or would like to review the Rental Agreement before booking, please feel free to request a copy—we’re happy to provide it.
Heated Pool Option:
Enjoy a warm and relaxing swim with our pool heated to 85°F for just $50 per night. This option is typically needed from November through May. Please provide a 24-hour notice to have the pool heated and ready for you!
The 4th bedroom, which has a queen bed and a mini-split, is accessed by walking onto the patio and entering through the door on the left.
We do weekly pool maintenance, but cannot control weather or debris. While we strive for cleanliness, we can't guarantee a debris-free pool. Rest assured, we're dedicated to keeping the pool in top condition.
We have a security camera doorbell that detects and videos upon motion or sound. We have one camera on the front.
Upon booking, we may require a copy of the lead guest’s drivers license and rental agreement.
We have a smart thermostat that regulates the temperature - it can be manually changed, but note that our threshold is from 70-78F.
NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.
PET DISCLOSURE & RESPONSIBILITY: Guests traveling with a dog must disclose the dog’s breed and age prior to arrival. Aggressive dogs are not permitted. Any damage caused by a dog is the sole responsibility of the guest. Guests accept full liability for their pet and agree to be fully responsible for any injuries or damages caused by their dog, including injuries to maintenance staff, contractors, or service providers visiting the property. All related medical costs or expenses shall be the guest’s responsibility.
No Smoking of any Kind: Smoking of any kind will result is a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking.
Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, other high-wind events, and acts of God.
BOOKINGS YET TO BEGIN
They are RARE, but, if, at any time, our property is under a tropical storm/hurricane watch, where the National Weather Service (NWS) published hurricane “incidence cone” remains focused on our geographic region, with projections of a category strength of CAT 1, or more, forty-eight (48) hours prior to your booking, we will attempt to contact you to notify you that we are cancelling your booking. We HIGHLY recommend purchasing travel insurance in the event that a weather event happens and your stay cannot start or is interrupted, as no refunds will be granted for impending or unfortunate weather.
ACTIVE STAYS
If you are staying with us when a Tropical Storm/Hurricane Watch is announced by the NWS, we will advise you to curtail your stay, and make arrangements to leave the area.
If the storm, in the estimation of the NWS, has the potential to reach a level of Category 1, or greater, in our area, you agree to depart the premises, when requested by our staff, or the authorities.
You are responsible for your own safety, and evacuation/transportation plans, in such a circumstance. We will offer you a pro-rata refund of your stay, for the remaining days in keeping with the Airbnb Extenuating Circumstances Policy.
Weather-related communications outages may impact our ability to contact you. We will make every effort to connect with you, and resolve your reservation situation.
This property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, roaches, etc. on the property.
Per Airbnb’s listing requirements, we are, therefore, required to notify you that we have “dangerous animals” on the property.
All stand-alone, homes, excluding those that are not in a condominium tower, save those in Greenland, Iceland, Ireland, and any part of any nation in the Arctic Circle, are required, by Airbnb, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures.
We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via Airbnb’s Direct Message (DM) system, immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property.
Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same.
IMPORTANT FOR PARENTS: The property is not child-proof and is not suitable for young children. While we love kids, we have not set up the property to protect them from harm. Parents who bring small children will be required to watch them at all times and assume liability.
For families with young children, a pool safety fence is available upon request. It’s stored by the shed, and we’re happy to set it up with 48 hour notice for a $25 setup fee.
